Tenant communication portals that do not lose people for three weeks. Mobile inspection apps your property managers actually use. Contractor compliance that auditors believe. Lease renewal workflows that do not depend on somebody remembering. All built around the property management platform you already run.
Property has specific pressures around tenant comms, contractor compliance, inspection evidence, and the AML obligations on estate agents. The Microsoft work lives around the PMS, not inside it.
Branded portals built on Power Pages for tenant communications, document collection, service requests, and lease management. Significantly better tenant experience than email-and-PDF; significantly less admin burden than maintaining a separate platform.
Power Apps for property condition reports, periodic inspections, check-ins and check-outs, defect logging with photo and geo-location, signature capture. Reports generate automatically and file back to the right property record.
Contractor onboarding with proper documentation capture (insurance, gas safe, electrical certification, RAMS), expiry tracking with automatic reminders, and a contractor portal for the contractors themselves.
Automated workflows that pick up leases approaching renewal, route them through the right approvals (asset manager, finance director, legal as needed), generate renewal documentation, and track responses.
For estate agents: customer due diligence, source of funds, suspicious activity, record retention. We build the evidence into business-as-usual.
Proper retention and deletion handling for tenant lifecycle and unsuccessful applicants.
Gas Safety (Installation and Use) Regulations, Electrical Safety Standards in the Private Rented Sector. Cert expiry tracking and evidence.
Post-Grenfell regime for higher-risk buildings, Regulatory Reform (Fire Safety) Order evidence.
Energy Performance Certificates and Minimum Energy Efficiency Standards compliance evidence.
Our portfolio manager retired and we realised everything was in his head. Cloudbliss helped us build a handover library so the next person could start without panic.
Yes for most of them. Power Automate has connectors for Yardi and MRI. For Reapit, Qube, and the smaller PMS platforms we use API integration via Azure Functions where the PMS supports it, or we use SharePoint as a staging layer where direct integration is not available.
Three patterns. Power Pages portals built on Dataverse give the best user experience and the deepest integration. SharePoint extranet sites work for simpler tenant communication. Microsoft 365 guest access works for a small number of high-value tenants but does not scale to a large residential population.
A Power Pages portal where the contractor uploads their insurance certificates, professional registrations, and other compliance documents. Power Automate handles validation (expiry dates, document types, approval routing). The contractor sees the status of their onboarding; the property manager sees the contractor's status before booking work.
Partly. The contractor compliance, mobile inspection, and PMS surround content all applies. The AML compliance work is more relevant to you than to a property manager. We are happy to scope an estate-agency-specific engagement separately.
For estate agency, Copilot helps with listing drafting. For property management, Copilot helps with tenant communications drafting. For both, Copilot needs the same governance work as in other sectors: sensitivity labels for confidential lease information, retention discipline, training on what Copilot can and cannot be used for.
